IDX, commonly know as "Broker
Reciprocity", or Internet Data X-change (exchange) is
an agreement among collaborating Broker members to give each
other permission to display their listings on each other's
web sites. Participating Brokers can display all of each
other's Active and Pending Contract listings. IDX is implemented across the USA and Canada.
IDX gives agents a way of putting their listings (your home) on many web
sites. The more exposure your home has, the higher the
probability of a sale. IDX provides greater marketing exposure for your home once
it is in the MLS. The more places your home shows up,
the faster it will sell. Also, you can opt-out of the IDX.
Opting out of IDX maximizes control of the sellers
interests via the listing agent. Some sellers,
because of security concerns, may not want their property
visible on the Internet. The listing firm's name and contact
information must appear on any detailed display of listing
data that does not belong to the web site's owner. An
interested consumer may elect to call the listing Broker,
however, it will likely be easier to select the email button
and contact the web site owner. Opting in means the Broker will participate in the local
IDX program and allow the Brokerage's listings to be
reciprocally displayed on other Broker's web sites that have
also opted in. Opting in is usually the default status
for most Associations. Having your listing appear on other IDX Participant's
webs sites costs nothing. Your agent may or may not have IDX
installed on their website, however this does not affect
other agents having your listing featured on their sites.
Certain associations may assess fees and/or charges for services provided to
members. This is a local Association policy decision.
Today over 87% of all buyers start their home search on the
Internet. In fact, many consumers will not do business with
a company they can't find on the web. IDX gives real estate agents
a competitive edge by allowing them
to put nearly the entire MLS inventory on their web site.
